Masonry Repairs for Chimneys: What Homeowners Need to Know



Over time, chimneys take a beating from the elements. Rain, snow, heat, and freezing temperatures all work together to slowly break down the masonry. If left unaddressed, small issues can turn into major structural problems.

Chimney Crown Repair & Replacement



The chimney crown is the concrete or mortar surface that covers the very top of your chimney. It’s the first line of defense against rainwater.


Because it’s fully exposed to the elements, it’s also one of the most vulnerable parts of the chimney.


Over time, crowns can:


  • Crack

  • Deteriorate

  • Separate from the flue tile

  • Allow water to seep into the chimney structure



When we repair crowns, we typically:


  • Remove damaged material

  • Rebuild using a durable concrete crown (preferred over basic mortar)

  • Ensure proper slope for water runoff

  • Extend the flue tile slightly above the crown to create a protective barrier

  • Install or secure a chimney cap properly



This helps prevent water from sitting on the crown or running directly into the chimney.

Tuckpointing (Repointing) Mortar Joints



One of the most common chimney repairs we perform is repointing, also known as tuckpointing.


The mortar joints between the bricks are often the first thing to fail due to water intrusion and the freeze-thaw cycle.


Signs of failing mortar include:


  • Cracked or missing joints

  • Gaps between bricks

  • Loose or sandy mortar

  • Visible deterioration



Here’s why this matters:


When mortar starts to fail, water gets in more easily. That water freezes, expands, and causes even more damage. Over time, this cycle accelerates and can lead to loose bricks or even partial chimney collapse.


Our process includes:


  • Grinding out old mortar joints (typically 3/4” to 1” deep)

  • Cleaning joints thoroughly

  • Installing new mortar matched in color and composition

  • Tooling joints properly for durability and appearance




Using the Right Mortar Matters



Not all mortar is the same.


We carefully select the correct mortar type based on:


  • The age of the chimney

  • The type of brick

  • The original mortar used



This may include:


  • Type N mortar

  • Type S mortar

  • Lime-based mortar for older chimneys



Using the wrong mortar can actually cause damage—especially if it’s too hard or doesn’t expand and contract properly with the brick. That’s why proper material selection is critical for long-term durability.





Replacing Spalling or Cracked Bricks



Spalling occurs when the face of a brick starts to flake, chip, or completely break apart. This is almost always caused by water soaking into the brick and then freezing.


You may also notice:


  • Bricks cracking vertically

  • Pieces of brick falling off

  • Rough, uneven brick surfaces



This type of damage is common in older chimneys where the brick was not fired as uniformly as modern materials.


When we see damaged bricks, we:


  • Cut out the surrounding mortar joints

  • Carefully remove the damaged brick (“zip it out”)

  • Install a new brick that closely matches the original

  • Repoint around the new brick for a seamless finish



This restores both the structural integrity and appearance of the chimney.





Chimney Rebuilds (When Repairs Aren’t Enough)



In some cases, the damage goes beyond simple repair.


This can happen due to:


  • Long-term water damage

  • Severely deteriorated mortar

  • Multiple loose or failing bricks

  • Storm damage (falling trees, high winds)

  • Lightning strikes



When a chimney is too far gone, the safest and most effective solution is a rebuild.


We can:


  • Take the chimney down to a stable point

  • Rebuild it using matching brick and proper mortar

  • Restore it to like-new condition



Every rebuild is done with attention to both structure and appearance so it blends seamlessly with the home.





Interior Masonry Repairs (Fireplaces & Flues)
